Scope and legal identity
These terms and conditions govern the use of the Naiwok Hills website and the reservation and provision of accommodation and related services at the property.
Naiwok Hills is owned by Bandres Co., Ltd. (company registration number 0845564003082) and operated by Asiaround Co., Ltd. (company registration number 0845564007533). Their registered offices are situated at Naiwok Hills, 151/10 Moo 1, Koh Phangan, Surat Thani 84280, Thailand.
References to “we”, “us” and “our” in these terms mean Asiaround Co., Ltd., which is responsible for the provision of accommodation and related services. A “guest” is any person staying at the property.
Reservations
Online reservations are made through book.naiwokhills.com, the booking engine provided by Beds24. Beds24 supplies the reservation technology; the accommodation and related services are provided by Asiaround Co., Ltd.
These terms must be read together with the conditions of the selected rate and the booking confirmation. Before completing a reservation, guests are responsible for checking the accommodation category, dates of stay, occupancy, total price and applicable conditions, and for raising any discrepancy or uncertainty with us.
The person making a reservation must provide accurate booking and contact details, make the reservation in their own name and be staying at the property. Reservations on behalf of third parties are not permitted.
Prices and payment
All prices are stated in Thai baht (THB) and include VAT, service charges and any other applicable fees. The total amount payable is disclosed before completion of the reservation. Any conversion into another currency is indicative only; the price stated in THB remains applicable.
A reservation deposit of 20% of the total reservation amount is required to secure the booking and is applied towards that amount. The remaining balance is payable upon check-in. The deposit is non-refundable, except as provided in these terms or required by applicable law.
Cancellation by the guest
If you cancel at least 14 days before your booked arrival date, we retain the 20% deposit and refund any amount paid above it. No further cancellation charge applies.
If you cancel less than 14 days before arrival, the full booking amount is payable.
Changes to your booking
Requests to change your dates, length of stay, number of guests or accommodation category must be made at least 14 days before check-in. Changes are subject to availability and take effect when confirmed by us.
An agreed change does not entitle you to a refund or a lower total price, including when shortening your stay or choosing lower-priced accommodation. Any price increase is payable at check-in. The notice period does not apply to late arrival or early departure within the booked stay.
Late arrival and no-shows
Check-in is from 15:00 to 21:00. If you have shared your ferry details with us and your ferry is delayed, we will wait for you.
If you need to arrive on a later date, notify us on or before your booked arrival date so we can arrange your later arrival within the booked stay. The full booking amount remains payable, and nights you will not use may be offered to other guests.
If you do not arrive and we have received no notice by the end of your booked arrival date (Thailand time), your reservation is cancelled as a no-show, without a refund. The full booking amount remains payable, and the accommodation may be offered to other guests.
Early departure
If you leave before your booked departure date, unused nights are not refunded and the full booking amount remains payable, with or without advance notice. Please inform us of your departure plans so we can arrange check-out.
Any payments already made count towards the amounts payable under these provisions. The conditions of your selected rate, your booking confirmation and the refund exceptions elsewhere in these terms continue to apply.
Guest identification
All guests, including infants and children, must present valid identification upon arrival: a passport, or, for Thai nationals, another form of identification accepted under Thai law for guest registration.
Children and occupancy
For accommodation and occupancy, a child is a guest aged 12 or under at the start of the stay. Children stay without an additional charge when using existing bedding, within the accommodation’s maximum occupancy.
- One-bedroom villas and apartments: a maximum of two adults and one child.
- Two-bedroom villas: a maximum of four adults and two children.
Pricing and information errors
If we discover an obvious pricing error or a material error in the accommodation or services described in a reservation, we will notify the guest promptly and explain the correction. Where the reservation can proceed on corrected terms, the guest will be offered the choice of accepting those terms or cancelling with a full refund.
Where we cancel a reservation because of such an error, or the guest declines the corrected terms, we will refund all amounts paid for the affected reservation, including the reservation deposit, without a cancellation charge. Corrected terms will not be imposed without the guest's agreement. Nothing in this section limits any other rights or remedies available under applicable law.
Use of the accommodation and guest conduct
The accommodation is provided for residential use only and may not be sublet or assigned to another person. Guests must conduct themselves with due consideration for the privacy, comfort and safety of other guests and staff, and must refrain from behaviour that causes a disturbance.
Parties and events are prohibited. In the event of a breach of this restriction, we reserve the right, subject to applicable law, to require all occupants of the accommodation to vacate the premises immediately. Any outstanding account must be settled before departure.
Pets are not permitted anywhere on the property, including guest accommodations, terraces and shared areas.
Smoking restrictions
Smoking is not permitted inside the accommodation. Smoking is permitted only on the terraces. A cleaning charge of THB 3,000 is payable where smoking occurs inside the accommodation.
Use of the swimming pool and gym
The swimming pool and gym at Naiwok Hills are available for guest use between 07:00 and 22:00. Guests must observe these opening hours and comply with reasonable safety instructions relating to the use of either facility.
Glass bottles and drinking glasses must not be brought into the pool or gym areas. Children under 12 may use these facilities only under adult supervision.
Housekeeping services
The accommodation rate includes daily housekeeping, with bed linen and towels changed every four days during the stay.
Utilities and responsible use
Utilities are included in the accommodation rate. Guests are requested to use water and electricity responsibly, to switch off air conditioning when the accommodation is unoccupied, and to keep doors and windows closed while air conditioning is in use.
Care of the accommodation and liability for damage
Guests must take reasonable care of the accommodation and its furnishings, fixtures and equipment. An inventory may be provided at check-in. Any pre-existing damage, defects or missing items should be brought to our attention as soon as possible after arrival. Loss or damage arising during the stay should be reported promptly.
Guests are liable for loss or damage caused by themselves, members of their party or their visitors. This liability excludes ordinary wear and tear and pre-existing damage. We may recover the reasonable cost of repair or, where repair is not practicable, replacement of damaged items, together with the reasonable cost of replacing missing items. Any claim will be explained to the guest and supported by details of the loss or damage and the costs incurred.
Website use and intellectual property
The website must not be used for fraudulent purposes or in any manner that disrupts or interferes with its operation. Photographs, text and other website content remain subject to the rights of their respective owners. Guests may consult that content for the purpose of planning a stay; any other use is subject to the applicable intellectual property rights and law.
Personal information and external services
Our privacy policy provides information about the handling of personal data. External booking, payment, map, messaging and social-media services may provide their own privacy information when used.
Enquiries and complaints
Enquiries and complaints relating to the website, a reservation or a stay should be directed to [email protected] or +66 (0)2 5440060, quoting the booking reference where applicable. We will review the matter and discuss an appropriate resolution with the guest.
Full payment-card details must not be included in email or messaging correspondence.
Applicable law and consumer rights
These terms and conditions are governed by the laws of Thailand, subject to any mandatory consumer protections applicable to the reservation. Nothing in these terms and conditions excludes or limits any right or remedy that cannot lawfully be excluded or limited. Unresolved disputes may be referred to the competent authorities or courts in accordance with applicable law.
Effective date and changes to these terms
Effective date: 12 October 2026.
Revisions to these terms will be published on this page. They will not retrospectively alter the agreed conditions of an existing reservation without a lawful basis.
