CANCELLATIONS AND REFUNDS POLICY
Reservations require a 20% reservation deposit payment, which is non-refundable in any case, and will be used as partial payment of the balance upon check-in. Cancellation requests made at least 14 days before the arrival date will not incur additional charges, while the full amount of the reservation will be charged otherwise.
AMENDMENTS POLICY
Requests for changing arrival or departure dates, length of the reservation, number of guests, or villa type are only permitted at least 14 days before check-in and are subject to availability. If a modification is possible and it results in a higher rate, guests will be required to pay any outstanding balance upon check-in. No refunds shall be given if a modification is possible and results in a lower rate. No-shows will be considered cancellations; without a reservation amendment or an explanatory contact, reservations are automatically canceled, and the total amount of the reservation will be charged. A modification to the dates will make them available, but no refund shall be given.
GUARANTEE POLICY
A valid credit or debit card is required to make a reservation. We require a 20% reservation deposit, which is non-refundable in any case, and we reserve the right to pre-authorize all debit and credit cards for the total amount of the reservation. A cash security deposit will be required if a valid credit card cannot be provided.
IDENTIFICATION
All guests, including children, must provide a valid passport upon arrival. The booking must be under the name of the person checking in.
CHILDREN POLICY
We consider children all guests up to and including 12 years old, and they can stay for free on existing bedding. The maximum capacity is two adults + 1 child for the one-bedroom villas and four adults + 2 children for the two-bedroom villas. All ages will be determined from the date at which accommodation commenced.
PRICING ERRORS
Naiwok Hills reserves the right to cancel contracts based upon incorrect information displayed concerning price, inclusions, or service at any time. Conversion into foreign currency is given as an indication and is not binding. Only the pricing displayed in THB is guaranteed.
NO-PARTY POLICY
If any guest is identified as having a party, the resort reserves the right to request all occupants to vacate the premises immediately. The registered guests will be required to settle the account before departure.
NO-SMOKING POLICY
All villas are non-smoking, except for the terrace. If smoking inside, a 3,000THB cleaning fee will be charged.
POOL AND GYM
Pool and gym are available from 7:00h to 22:00h. The use of glass bottles or glasses is forbidden. Children under 12 years old are not allowed without adult supervision.
RESIDENTIAL USE ONLY
All villas are to be used as residential dwellings only. Subletting or assigning is not permitted.
HOUSEKEEPING POLICY
Complimentary housekeeping is provided every two days; bed linen and towels are changed every four days.
UTILITIES POLICY
All utilities are included. The aircon must be turned off when guests are not inside the villa. If this rule isn’t followed, the electricity use will be charged at a rate of 5THB/KhH.
LIABILITY
All villas are furnished. An inventory can be provided upon check-in. If anything is damaged or missing upon check-in, please let us know as soon as possible. If anything is damaged or missing upon check-out, guests must fix or replace those items. Pets are not allowed.

GOVERNING LAW AND JURISDICTION
The site is operated from Thailand, and the laws of Thailand govern it.
